Fulham, London
2022 planning, fit-out and opening
October 2026

Pearl Lemon Café began with a small North End Road commercial unit and a brief to create a memorable, practical coffee shop. The original internal project account described a £27,000 working budget for the premises fit-out, coffee equipment and initial supplies. This was an early project budget—not an audited final expenditure figure or a universal benchmark.
The lease and the layout were connected decisions. The compact premises sat among local traders, a gym and passing footfall. The original concept used lemon-yellow branding, plants and an open atmosphere but still had to make room for a service counter, espresso setup, product display, storage and a workable customer journey.
Getting there required contractor coordination, floor and wall work, fixtures and a long list of apparently minor purchases. The finished retail experience had to balance customer comfort with service speed and cleaning access. A photogenic design alone would not have made the café workable.
Supplier selection took multiple rounds. The historical account describes comparing four sources for coffee, pastries and takeaway items and negotiating access to La Marzocco equipment. The value was not only price: reliable delivery and responsive service mattered because missed ingredients or machine downtime could stop a small outlet trading.
The menu plan combined coffee and matcha with food and dietary options aimed at local customers. As the shop developed, staffing, food-business compliance, training, stock and opening routines all had to be managed. The team treated marketing as another workstream, with local outreach and search visibility considered alongside the physical opening.
The most revealing source is the founder's opening-day diary. Written on the second day of operation, it says the team brought the café into service within 26 days, while acknowledging that rotas, HR, private-label coffee, stock requirements, footfall growth and the possible addition of bubble tea still needed attention.
Those unsolved items matter. A grand opening is not evidence that suppliers, employee coverage or cash flow have stabilised. We learned that every equipment purchase has follow-on implications for training, ingredients, waste, maintenance and staffing.
The café then became part of a wider operating base for the group's drinks and catering activity. Rather than claiming an unverified revenue lift, we use the first-person build account to show the sequencing and mistakes involved in moving from an empty unit to real service.
Public verification is available: Companies House filings refer to the North End Road premises and Hammersmith & Fulham licensing documents list Pearl Lemon Café at Units 1 and 4, 250 North End Road. Those external records verify the commercial location; the detailed decisions come from our original internal account.
From the original project records
“To think in the space of 26 days we were able to get this cafe up and running from scratch sounds impressive.”

Work behind the story
What the team actually worked through
STAGE 1
Premises and first working budget
North End Road unit, local footfall and a recorded initial £27,000 plan for fit-out, equipment and supplies.
STAGE 2
Layout, equipment and suppliers
Lemon-themed visual identity, counter usability, contractor decisions, coffee sourcing and commercial espresso equipment selection.
STAGE 3
Operational launch
Food-business preparation, staff coverage, menu and stock planning, opening processes and local marketing.
STAGE 4
The first days after opening
The founder's diary records a 26-day build and unfinished work on rotas, HR, stock, private-label products and local demand.
Decisions before opening
- Choosing a viable unit and commercial commitments
- Designing for the realities of a compact footprint
- Deciding which drinks and equipment to launch with
- Finding operational staffing and supplier coverage
Work evidenced
- First-person contemporary planning notes for the North End Road unit
- Lease, fit-out and contractor sequencing considered together
- Coffee equipment options, menu focus and barista cover researched
- A finished café subsequently opened at the documented address
What this proves
- A real café opened and traded in Fulham in 2022
- Firsthand experience balancing design, service flow and budgets
- A practical reference point for founders planning their first shop
- Trading existence is evidenced; profit-growth claims are not made here

What the records actually establish
Dated internal records and external sources are distinguished below. An independent listing can verify the venue, but does not independently verify consulting outcomes or imply client approval.
May 2022 — premises and company record
Company filing history records a May 2022 change to the North End Road unit. This anchors the physical site, not the profitability of its operations.
View source: Companies House filing history ↗Second day — the founder’s own account
The contemporaneous diary explicitly records 26 days to getting the café operating and identifies staff rota, HR, stock, private-label coffee and footfall as unfinished work.
August 2022 — delivery-channel paperwork
Original email correspondence with Just Eat addressed two distinct premises, separate restaurant onboarding workflows, drink volumes and executed agreements. This supports detailed operational work, not any claimed delivery sales outcome.
How the story continued
The group’s subsequent Boba outlet required different preparation, refrigeration and training systems; the two ventures should not be collapsed into one generic café launch.

Practical lessons for your project
- A 26-day opening account demonstrates speed, not automatic readiness for profitable trading.
- Use a budget as the planning baseline; distinguish it from final reconciled expenditure.
- Assess equipment reliability and service support alongside initial purchase cost.
- Design for actual stock, cleaning and customer flow—not just appearance.
- Plan the first 90 days of operations before celebrating opening day.
What a prospective café owner should ask
What did the Fulham coffee shop cost to open?
The original written project brief set a £27,000 working budget for design, equipment and initial supplies. This is not an independently reconciled final spend and should not be copied as a quote for another unit. Premises condition, utility work and machine choice can change the total.
How long did it take to build Pearl Lemon Café?
The founder’s contemporaneous second-day journal says the team took 26 days to get the café operating. That excludes some ongoing improvement work after opening and is not a promise that every café can be built in that time.
